Simply put, a survey is the measurement of a property.
A typical land survey includes measurement of the property on the ground
using specially designed instruments and marking the boundary, drawing a map of the property called a "plat",
and writing a legal description of the property often referred to as field notes.
However, not all surveys are typical. There are a number of different types of surveys and each of them has
differing requirements. In some cases a property owner hires a survey to stake where a new fence will be
built and does not require a plat or field notes. In other cases all of the improvements on the property
are required to be specifically located on the plat.
