A deed is a legal document which defines ownership of a piece of
property and contains a description of that property.
The description can be written from existing records or from a legal survey. An existing record description
can be as simple as "all of Lot 1 in Subdivision X". A description from a legal survey contains the measurements
taken during the survey. Usually the surveyor's field notes are attached to a deed as an exhibit for this type
of description.
Surveyors field notes are typically written as if a person were walking around the boundary of the property
with a compass. Starting with a description of the Point of Beginning then moving in specified directions
for specified distances until the person returns to the Point of Beginning. However the compass bearings
used in land survey descriptions are not the same as the azimuths you may be familiar with on a standard
compass. The bearings used in land survey descriptions are based on 90° quadrants rather than the
full 360° circle.
