Before we can begin a land survey we will need
to get some general information from you the client.
What is your NAME?
In order for us to look up any legal records at the Courthouse we need to know your real name.
Everyone you went to school with might remember you as "Bubba" "Jimbo" or "Skip" but nicknames
are entirely useless when trying to locate legal documents.
How can we contact you?
An address and telephone number where we can reach you are essential.
Where is the property is located?
An address for the property to be surveyed, directions which include names or numbers of roads, or a map with an "X" on it
would be very useful. If you know the name and abstract number of the Patent Survey
the property is located in that is also very helpful.
What Type of survey do you need us to do for you?
If you are uncertain what kind of survey to ask for check with your Bank, your Attorney or your Title Company
to make certain that you get the kind of survey they require.
Who do we need to send copies of the survey to when it is completed?
Sometimes we deal strictly with the client, but often banks, lawyers and title companies will want copies
sent directly to them. We will need a current mailing address for anyone we need to mail copies to.
When does the survey need to be completed?
With sufficient advance notice we can work with you to make sure that your survey is completed and sent out on time.
We will need to identify the owners of the property to be surveyed and any neighboring properties which
share a common boundary, including roadways and railroad rights of way. If you are aware of any easements
affecting the property please provide that information. In order to perform the survey we
need to verify not only your property lines but also those of your immediate neighbors to insure that there
are no conflicting boundaries and to find existing survey markers of record to verify your location.
If you have a copy of the current Deed to the property please bring it in or fax it to us when you order
the survey. If you have the Volume and Page reference showing where your Deed is filed in the County
Clerk's office please include it.
We will use the current property tax information from the Appraisal District,
existing maps, and public records to identify the neighboring property owners. However if you already
know the names of your neighbors that information will give us a big headstart.
Given enough time and enough clues we can track down all of the information for you if necessary,
but every piece of usable information you provide will make the job quicker, easier and less expensive.
