How is a land survey done?

To be done by the Client

Determine what type of survey you will need.

Get your existing paperwork in order.

Bring your information in for an estimate.

Order the survey.

To be done by the Survey Office

Review the client's property records.

Locate property to be surveyed and adjoining properties on existing maps.

Pull the current deed records for the property to be surveyed and adjoining properties at courthouse.

Prepare a working drawing of the property and adjoining properties from the existing records which shows the location of known legally recorded survey monuments.

To be done by the Survey Crew

Physically locate the existing survey monuments shown on the working drawing.

Shoot a traverse loop around the property with sideshots to each of the known monuments, fence lines, and other points which may be used on the final survey plat.

Prepare a grid and shoot an elevation loop from a known legally recorded benchmark. (Topographic survey.)

Return the fieldbook with the data to the survey office.

To be done by the Survey Office

Enter the fieldbook data into the computer.

Analyze the data to determine where new survey monuments are to be set.

Calculate new monument settings from the traverse loop.

Prepare preliminary plat and field notes from the new data.

To be done by the Survey Crew

Set the new survey monuments on the ground.

Return the fieldbook with the set data to the survey office.

To be done by the Survey Office

Verify the set data and reconcile it with the new plat and field notes.

Prepare final copies of plat, fieldnotes, and invoice for the client.

Proof-read the new plat and field notes for accuracy.

Deliver final copies to the client or the client's designates.

To be done by the Client

Record the new survey data at the courthouse.

Protect the new survey monuments.

Pay for the survey.
